Michael Levitin-HTown Realty/PM Houston Association of REALTORS® 2008 Chairman

Shining Light on the Heroes among Us

Many people around Michael Levitin know him as a frustrated comedian. After all, the owner/broker of HTOWN Realty/PM and HAR’s 2008 Chairman of the Board’s favorite quote is “Don’t take life too serious or you’ll never get out alive.”

“You just have to roll with it,” Michael says on life, “My favorite part is the laughing part.”

Although those closest to Michael may know him for his sense of humor, they also know him as a hard-working and dedicated leader who has contributed much to the Houston real estate community. The first broker to open a 100% independent realty office in Houston and a dedicated public servant at HAR, Michael has dedicated his time as chairman to improving HAR and shining a light on the heroes within Houston’s real estate community.

Born and raised in Houston, Michael grew up in the Southwest side where he attended Pershing Middle School and graduated from Bellaire High School. The oldest of three siblings, Michael grew up enjoying sports and had a privileged childhood, but never grew took anything for granted due to the stories and lessons that his mother’s side of the family taught him.

“My mother’s side of the family were holocaust survivors from Germany,” Michael reveals, “and they taught me to value life.”

Following his high school education, Michael left for Austin where he attended the University of Texas studying education. After college, Michael worked odd jobs for a couple years before deciding to utilize his talent in sales in a still-thriving 1980s real estate market. Michael—still unlicensed—began working for home builder Ryland Homes in The Woodlands area selling new homes.

Although things were going great for Mike, who had purchased his own home in the Cypress area and had recently experienced the birth of his first child, the Houston market would inevitably take a turn for the worse in the wake of the 1980s recession. The Houston market was hit hard by the foreclosure era, but Mike was determined to stay the course in his new career even if that meant adapting to the market.

“It was a bad time for many people in Houston,” Mike recalls, “the market really died on the vine, but I understood it was time to finally get my real estate license and work the foreclosure market if that’s what it took.”

When the market came back around, Mike took the opportunity to become a founding partner in a new Century 21 franchise, C21 Gold Creek, in the Bear Creek area. Around this time, Mike read the first of two books that would help him to devise his own business strategies, How to Swim with Sharks without Being Eaten. Soon after, he would open his own investment property firm, The Michael Group.

Mike would soon meet the mentor that would help him open his own 100% Real Estate Co., Mike arranged to meet Schwartz in 1998 and the two bonded over their similar experiences, heritage, and ambition.

Armed with a business model and a helpful and encouraging mentor, Mike took a step forward and expanded the Michael Group into a real estate office offering low monthly fees. Over the course of the next few years—from 1998-2004—The Michael Group had grown to nearly 1,000 agents operating in Houston and Dallas.

Mike met his current wife Sandy in 2002 on Yahoo Personals and the two lovebirds chatted for a couple weeks before arranging a real date. They have been together ever since and will soon be celebrating their 5 year wedding anniversary. Mike and Sandy’s children include Mike’s daughter Tara and Sandy’s children Greg and Heather. Together, the couple have 4 grandchildren.

Mike first attempts to become involved with HAR were two campaigns running for the Board of Directors. Although he didn’t make the board at first, Mike’s efforts paid off when an opening in the Clear Lake area on the board allowed him to receive a sear on the Board of Directors.

Mike’s service and dedication allowed him to work his way up the ranks of HAR to Treasurer/Secretary, Vice President, and eventually Chairman of the Board, the esteemed position he currently serves in.

“It’s been great being Chairman,” Michael shares, “On the business side you get to travel nationally and internationally and you are exposed to so many knowledgeable Brokers, owners, and high-level associates in the real estate industry. Because of HAR’s immense reputation, I’ve been able to meet and pick the brains of some of the best like Carter Murdoch (VP of Bank of America) and Sherry Chris (CEO of Better Homes and Gardens).”

Mike credits the success and reputation of HAR’s current standing to HAR President and CEO Bob Hale.

“The success of HAR all starts at the top,” Mike says, “Bob is the type of leader that acquires the best people possible to run and improve his association. He does not micro-manage his staff; he is an excellent manager that lets people do their job but still has his thumb on the pulse of this organization.”

Mike appreciates the lengths that Bob goes to make sure his staff is not only primed for success, but enjoy their job, first and foremost.

“Bob knows that I’m a sports fanatic and Bob and the HAR Staff went out his way to make it possible for me to throw out the first pitch at an Astros’ game.”

Mike recalls the thrill of standing in front of a capacity crowd at Minute Maid Park.

“I was really nervous about bouncing the pitch in the dirt,” Mike recalls, “So I tossed it nice and easy and kept it under 30 [mph] like I was in West University.”

Mike appreciates the perks that come with the job—such as calling bingo games, attending sports events, and taking trips—but he also takes his position very serious.

“It’s a major commitment serving in a leadership role,” Mike says, “It’s not ditch digging, but it’s demanding work.”

Since coming into office for his year-long term, Mike, in an effort to increase community awareness about the services HAR offers to the public and Realtors, has made an astounding number of television and radio appearances on a local and national audience.

“It’s all about letting the public know that it’s very important to use a Realtor when selling your home,” Mike says, “and the best way to chose a professional is by using HAR. It’s important for home buyers and sellers to find someone who has their best interests at heart; someone who is on the cutting edge of market trends, follows the Realtor code of ethics, and can get their client the best value for their dollar.”

A demanding part of Mike’s job is to represent HAR nationally and share the knowledge his organization has accumulated.

“We don’t have to toot our own horn,” Mike says, “because people are tooting it for us. HAR is a state-of-the-art model organization that real estate markets worldwide are studying. The systems we have in place are a benchmark, and everyone wants to know how HAR does it.”

HAR’s innovations to its field has garnered the association much recognition and accolade. Recently, CEO Bob Hale was recognized with the Inman Real Estate Conference Award of Innovator of the Year.

“Having served as president and CEO of HAR for 20 years, I have had the pleasure of serving with many great leaders in the REALTOR community. This past year with Michael as chairman of the board has truly been a unique and rewarding experience. His belief in the active role of the REALTOR is evident in his strong support of affordable housing programs, which has been one of the primary focuses of his tenure.”

As Chairman, Mike started a campaign to increase public awareness to the roles many Realtors serve as dedicated community leaders and volunteers. Mike’s campaign—Heroes: Celebrating the Hero in all of us—highlights a different agent every month for their achievement in community service.

“There are a lot of Realtors out there doing all kinds of things under the radar for their communities,” Mike shares, “The aim of our campaign is to show people that Realtors are very involved in the community and are much more than a commission.”

Mike’s successful campaign, along with featuring stories in Houston Realtor magazine, has caught the attention of The Houston Chronicle and other media outlets which have picked up these incredible stories to share with an even larger audience.

HAR Executive Vice President Rene Galvan appreciates the vision for a model Realtor that Mike is trying to set with his Heroes campaign.

“Michael never forgets his role as HAR chairman of the board—to lead and advocate on behalf of our 26,000 members—and he does it with enthusiasm and sense of humor that is contagious. He has a sincere desire to improve the association and real estate landscape for both our members and the consumer at large. His theme for his year of Heroes embodies his view of the REALTOR in the community as well as his aspirational vision for the profession.”

Sam Scott, HAR Director of Information, believes Mike’s enthusiasm, humility, and personality have all been assets which have improved HAR over his tenure.

“Michael has a unique perspective on real estate opportunities; he tends to see the needs of potentially underserved groups. He networks and builds relationships among groups where others might not recognize an opportunity. He is also the first HAR leader to work a room in a powder blue blazer and Kangol beret. His love of people, sports and sports history frequently come together. He once spent 20 minutes visiting with the doorman at the Lancaster who he recognized as a founding member of the Houston Oilers offensive line and together they recollected much of the team’s pre-Pastorini glories. Michael’s direct and unpretentious style has been an asset in analyzing issues that balance the desires of consumers with the differing perspectives of Board members.”

Looking towards the future, Mike is proud of his contributions to the community through HAR, but hopes to see more diversity among the board in the future.

Mike advises those leaders of tomorrow to invest heavily in their education, build their list of contacts and associates, and join a company that will offer them good support.

“I would hope our future leaders in the community and at HAR take advantage of the amazing staff that our association provides for the community at whole. We are a public service here for everybody to use.”

When asked if there was anything else that he could offer, the frustrated comedian searched his mind for a joke perhaps, but could only come up with this:

“It’s been a lot of fun working towards the opportunities I have had. I would advise anybody else who makes it this far to just sit back and enjoy the ride because it doesn’t last long enough.”

A Free-Wheeling Experience with the H.A.R. Chairman of the Board

The Houston Association of Realtor’s 2007 Chairman of the Board, Robert D. Cook, is a man of experience. The Houston real-estate leader has served as Broker for his own property company and risen through the ranks to the highest volunteer position in the Houston Association of Realtors®. A man of insight and experience, Rob has always been one to emphasize the importance of the experience, taking in the details and enjoying each opportunity life gives you. Whether he is driving through the countryside feeling the wind cut against his face as the leaves rustle underneath the wheels of his motorcycle or attending important meetings to benefit Houston’s Realtors and consumers, Rob takes in the experiences life provides him.


Rob, the son of a career Navy father, was born in Monroe, Louisiana but moved with his family to Hayward, California in the East Bay Area where he experienced his first childhood memories. Rob remembers his childhood being an exciting time full of moves across California and Guam.

“I’ve moved no less than 50 times in my life,” Rob recalls, who is more than happy to have called Houston home for over 25 years.

After his father’s retirement from the Navy, the Cook family returned to their Louisiana hometown where Rob finished his final year of high school and enrolled in North-East Louisiana University. Upon his completion of college, Rob was awarded a degree in Art Advertising and promptly went to work for a major retailer in their management program. After moves to San Angelo, and Austin, Rob landed in Houston where he was influenced by a close friend’s father to pursue a real estate license.

Rob began his new career working in leasing management for a small shopping-center developer. He was soon coaxed over to Johnson Randolph Mortgage where he set up a small, commercial-management company setting up loans and utilizing his experience in leasing and management. Finding himself very interested in home building, Rob entered into a partnership with Belcourt Homes only to buy out his partner and find success developing the still desolate areas of Sweetwater, Hall Lake, and Richmond until the 80s recession hit the market hard.

“As we used to say back then,” Rob recalls, “I didn’t quit the business, the business quit me as it did a lot of people.”

Adapting to the changing market, Rob began listing properties for the FDIC in the residential-foreclosure business selling individual homes as well as entire subdivisions and tracts of land. Once the market began to correct itself in the late 80s, Rob felt he had the necessary experience to make the formal transition from working in commercial to residential real estate.

After a two-year stint as at Beth Wolff & Associates Rob took his most ambitious challenge at the time, starting his own independent real estate firm, the still thriving Robert Cook Properties. It was around this time that Rob became directly involved with the formation of Houston’s HIREBA (Houston Independent Real Estate Broker Association.) HIREBA offered a forum and voice for Houston’s many independent firms to look after their best interests and serve the community. Serving as President for many years, Rob focused on bolstering his background and education with a number of designations including his CRS, ABR, GRI, and CSP.

“I felt that attaining designations would not only give me credibility,” Rob says, “but a great background and education, which is necessary to truly be a leader in any field.”

Rob soon became interested and involved as a volunteer in the Houston Association of Realtors (HAR) as they were restructuring their governance. Polarized around issues that were recreating HAR’s policies in favor of firms of all sizes, Rob liked what he saw and became involved in virtually every facet of HAR serving on several committees and advisory groups. His passion and involvement in HAR landed Rob important roles that eventually led to his election as Chairman of the Board for 2007, a great achievement. Rob also serves as Regional Vice-President for TAR and a Director for NAR. Rob believes that HAR’s willingness to adapt to technology and the real estate market’s evolution has allowed the association to become an indispensable resource to today’s market.

“There are 26,000 Realtors® in the Houston area,” Rob shares, “We offer our members amazing resources and HAR has become a vital and integral part of the day-to-day operations of their businesses.” We have departments for Accounting, Association Events, Communication, Education, Governmental and Political Affairs, Graphics, Member Services, MLS and Web Development all with amazing staff.

HAR’s website, the association’s most developed resource, went online in 1997 with the aid of pioneers like George Stephens, Bill Jones, Robin Mueck and Bob Hale. Since then, the site has generated over one-billion hits and over 920,000 unique users during March of this year, which is the 10th anniversary of the public website. Ranked among the top 25 in the nation, and by far the most trafficked site in Houston, HAR.com features home listings in 7 different languages and offers today’s agent and consumer an unparalleled tool.

“The website is by far our association’s crown jewel,” Rob says, “It is so powerful it has become a public utility—there are no advertisements and to use our site consumers and Realtors don’t even need to register or enter their email information.”

HAR, which many agents consider the backbone of Houston’s real estate community, is much more than just a website. The association’s offices on the Southwest Freeway, Montgomery County, Ft. Bend County and Bay Area host an incredible staff that works hard to serve Realtors as well as the public. The association’s huge network of support staff and volunteers protect agents, serve as a liaison to the public, affect public policy, teach classes, and maintain the immense technology systems hosted at the office.

Rob’s associates at HAR could not be more proud of the accomplishments he has managed during his tenure as chairman. Bob Hale, President and CEO of HAR, believes Rob has accomplished feats that will improve the association for years to come.

“Rob began his year with a focus on enhancing the Realtor experience for both our 26,000 members and their clients,” says Hale, “Rob has been tremendously influential in making members of HAR better feel they are truly part of a valuable community. He has also been extremely accessible, as he regularly attends and speaks at area networking meetings, writes his chairman’s column for Houston Realtor magazine, and instituted a new, first-time feature Ask Rob, which answers member questions. As an independent broker, he prides himself on being representative of all; small, medium and large. HAR will be much better off for years to come as a result of his thoughtful leadership."

When Rob’s not busy serving as Chairman of the Board or managing his own real estate firm, the thrill-seeking daredevil enjoys skydiving and riding his five motorcycles. The Harley-enthusiast recently completed a 9-state-ride in the New England area with Marketlink-associate Jim Ross. The pair ended up in Washington D.C. for the past year’s legislative session.

“I’ve had motorcycles since I was 16-years-old—15 of them—” Rob says, “so I’m not middle-age crazy, I’ve always been crazy. I’m partial to Harleys but anything with a motor and two wheels works for me.”

The Houston Association of Realtors invests their time educating today’s consumer and Realtor. If HAR wants to send one message to the public, it is that consumers should use a Realtor. The association’s advertising and public service stress the importance of using a professional who has pledged to adhere to the Realtor’s strict code of ethics. The message Rob most wants to get across to the real estate community is one of openness and participation.

“We have always been about inclusion,” Rob says of his organization, “Many people become disenfranchised with associations, but here, at HAR, we encourage, invite, and cajole new agents to take a look at our association in order to get a greater understanding of what it is we do.”

Rob’s main goal during his tenure of volunteering with HAR has been to increase the transparency of the association by breaking down the barriers that keep people from becoming involved. HAR meeting are now open to any member who wishes to attend.

“There is nothing that goes on in the executive committee or directorship that isn’t open,” Rob says, “We want everyone to feel like they are a partner in the organization and that they are a part of the overall experience.”

Chairman – Elect Michael Levitin is impressed with Rob’s ability to bring the various Houston real-estate communities together through the HAR forum.

“Rob has a background from a small brokerage,” Levitin says, “and he has made sure that everyone feels welcome being involved in HAR. He has invited Galvestonians, and the Hispanic, African-American, and Asian real-estate communities to become more involved. His message has been one of inclusion, transparency, and encouraging diversity. As the future Chairman of the Board, I plan on following his example.”

HAR, which has always been on the leading edge of trends, has taken notice of important issues during Rob’s period of influence. Rob, who says he doesn’t want to ignore changing trends in the industry, has worked with HAR staff and members to design a Realtor rating system to soon become a facet of the association’s website. Although Rob has been able to accomplish much during his term, he commends the fine leadership at HAR for setting up the groundwork.

“Bob Hale, our CEO, was ranked recently among the Top-25 most influential people nationally in real estate,” Rob says, “Our association has taken the direction it has because of his vision and under his leadership we will continue to grow and prosper.”

Although Rob’s stint as chairman will expire at year’s end, he plans to continue his involvement in the association’s boards and committees; however, Rob hasn’t forgotten that he has his own buyers and sellers to get back to at his property company. Most of all, for the humble chairman, life is all about the experience.

“The further I go up the ranks the humbler I get because each time I get a step higher, I stop and ask myself, ‘Wow, how did I get here?’” Rob jokes, “Recently, I came up with a slogan on experience to fit the theme of one of my speeches. It goes: ‘Ride the experience, and experience the ride.’ I tried to sell the slogan to Harley Motorcycles, but they didn’t want it. I don’t know what they were thinking.”

Real Estate Executive Magazine and HAR Host Luncheon to Recognize Success Stories in Real Estate

Margie Dorrance, Donald Leonard, Eura Miller, Sandy Laine, Tamela Waltz, and Eric Reed fill the panel of experts who shared their "secrets" of success (past five Real Estate Executive magazine cover honorees). Dory Gordon, VP and Managing Partner of Century 21 Realty Solution served as moderator asking questions to each of the panel members. The questions ranged from use of technology, mentorship, balancing family and business, Houston real estate trends, personal anecdotes, marketing budgets, relationship building, and generational client development. Steve Levine Meets Jim McIngvale, Gallery Furniture

Guest speaker Jim McIngvale, President of Gallery Furniture, speaks at Hearthstone Country Club in Northwest Houston Houston at a Realtor Luncheon (May 9th). Mr. McIngvale spoke on uncommon customer service citing Dr. Mann who saved his brother's life and went beyond the call of duty. He challenged everyone in attendance to be better at customer service. Among Mr. McIngvale's mentors are his father Mr. "Mac", Dr. Michael Debakey, George H. Bush, Peter Drucker, and Dr. Deming.

Margie Dorrance-Keller Williams Realty Metropolitan

“Excelling in the Things She Loves the Most” By Barbara R. Davis


Growing up in the small, Midwest town of Salem, Illinois did not afford many extracurricular activities for a young, energetic girl like Margie Dorrance. Fortunately, though, there was one activity available that she loved and became quite accomplished in – baton twirling. Margie began twirling in fourth grade when she was nine years old. She devoted her spare time to practicing because she loved it so much and as a result won many competitions. In addition, she succeeded in becoming the head drum majorette in senior high. Upon graduating from high school, Margie had originally planned to attend the University of Illinois or Northwestern University where her parents had attended school but at that time there were no girls in the band and also no girl twirlers. When Margie was accepted at the University of Illinois, her high school band director kept trying to dissuade her by telling her that she would miss being a drum majorette and that she should apply elsewhere.. Margie asked him, “Where would I go?” He immediately replied, “You need to go to the South!”

Ms. Dorra which she did. She had also planned to contact the University of Florida but when the University of Texas invited her to attend school there as the head drum majorette for the Marching Longhorn Texas Band and with a full scholarship, she immediately accepted, much to her mother’s chagrin. When Ms. Dorrance first arrived in Texas, she didn’t know a soul there but now considers Texas her home. Interestingly enough, there were no girls in the University of Texas’s band either. In fact, there were only two other girl twirlers in Margie’s freshman year so they always rode in the UT band director’s car because the male only band members changed their clothes in the busses



Both of Dorrance’s parents were in the field of education. Her mother, Margie Smith, taught music and her father, Clyde Smith, was a school principal. Margie’s mother insisted that she get a teaching certificate, so Ms. Dorrance got a double degree in Business Administration and Business Education.

Margie had never thought about getting into real estate but her friend, Daisy Kinard, was recruiting and wouldn’t leave her alone. She kept telling Margie, “Come on, come on, come on!” Finally, it was easier for her to just say yes.

So Margie got her license and truly thought that she would never do anything with it. The same year that she got her license was also the year that she was the Chairman for the Junior League Charity Ball. It was very much like having a full-time, year round job. One night, her husband “Bubba” and she were at dinner with some good friends and they proceeded to ask her what was going on in her life. Dorrance’s husband excitingly said, “You’re not going to believe what Margie’s doing now. She’s gotten a real estate license!” One of the friends then responded, “You know, I’ve got some friends moving to Houston in a couple of weeks. Could we give you a phone call?” Margie then said, “Sure,” but she never dreamed that she would ever hear from them.

Lo and behold, two weeks went by and sure enough they called her! They said, “These people are coming now. Could you take them out to look at a house?” Without even thinking much about it, Margie said sure again. The next thing she knew, the people were calling her, as they had arrived and were staying in a motel. They asked her to come and talk to them and so she did. She tried her best to ask questions that she thought were important in helping them to choose the right house such as what type of home did they want and what area did they want to be in, etc., etc. They gave her a few answers and she responded by saying, “Okay”. They then asked if Margie could pick them up the next day at nine o’clock. At that point, Ms. Dorrance thought to herself that this was probably not a very good idea and that she wasn’t being very fair to these folks. She confided to them by saying, “You know what? I think I need to tell you something first. Not only have I never sold a house, I’ve never even shown a house! In addition to that, I’ve never been to my office! Knowing that, if you want me to come tomorrow morning at nine o’clock, I’ll be there!” The lady then asked, “Do you know anything about Houston?” and Margie replied that she could honestly say yes. So the lady said, “I’m a real estate agent in South Carolina so we will probably do fine.”

Then for the next two days they looked at houses. At the end of the second day, Margie started thinking, “I don’t have a clue what they want and I don’t know what I’m doing. I don’t know what they like and I don’t think that this is ever going to work for me!” She then said to her clients, “Let me be honest. You know I don’t know much about this business. Do you want a townhouse? Do you want a house? Do you like this? Do you like that?” The client then responded, “Do you know what, Margie? You have been so honest with us. I think I need to be honest with you.” Margie then said, “Ooh, okay, that would be great!” The client then said, “You know, we have just gotten married.” Margie was surprised because they were around fifty years old. Then the client said, “I don’t have any idea what we would like, either!” Margie exclaimed, “Whew! That makes me feel better because I thought it was just me that was clueless!”

The next day they were out in a townhouse complex and passed by one that had a “for sale by owner” sign in front of it. Margie hoped they would not see the sign but of course they saw it and wanted to look at it, too. So she had to go knock on the door and all the time she was hoping that no one was home. Right off the bat, someone did answer the door and she said, “I have some folks who would like to look at your house. Would you mind letting me show it?” The man then replied, “Oh yes, come on in. I was going to list it next week, so I am happy to work with an agent.” To make a long story short, Margie’s clients wanted to buy that house and the entire transaction worked out so beautifully that Margie fell in love with the real estate business. To this day, Ms. Dorrance believes in always being up front and honest with a client and “telling it like it is”. It is her professionalism and integrity that have made her what she is today.

Having a college degree, Margie didn’t have to go to school for a real estate license. All she had to do at the time was “read the book and take the test” but it has always been in her nature to work hard at being the best she can be. Ms. Dorrance does so by taking continuing education classes at Champion’s School of Real Estate so that she can be the best at her “game”.

Margie began in real estate with Greentree Realty, and before long became one of the owners of the company. She remained with Greentree until she made the move to Keller Williams. Dorrance had never heard of Keller Williams but they were trying to open an inner loop office and a lady named Peggy Tuthill called Margie every week for months hoping to get her to join the newly forming office. As the years had gone by at Greentree Realty, the direction in everyone’s lives there had changed, too and that is why Ms. Dorrance was contemplating Tuthill’s offer. As Margie was considering the move, she asked if she were to join them, would she be able to bring anybody who wanted to come with her regardless of their production. The response was yes, they would be thrilled to have anyone she brought to become part of the Keller Williams team.

So Margie decided to join Keller Williams and a new chapter in her successful career began. Dorrance is proud that she was there at the beginning and recently wrote this testimonial for Keller Williams:

Mark Willis has a mutual admiration for Ms. Dorrance and shared these glowing comments, “Margie Dorrance is a leader with vision. Margie is also very appreciative of the support she gets from the market center. “In the Metropolitan Office, the professional support offered by our team leader, Carol Peyton, and the entire staff along with the KW culture, provides all of the ingredients for a dynamic workplace.” Dorrance also feels fortunate that she can always get assistance at anytime from the co-op department when she needs help with the accompanied showing or an open house and the “mega agent assistant” who is available for typing, filing, or inputting computer data.

Margie works equally well with both buyers and sellers and enjoys helping them with their various needs. Satisfied clients, Rhonda and Alex Wyche had this to say, “We have bought and sold three houses with Margie and we would never go to any other agent as long as she is active in the business. She has the gift of making you feel that you are her most important client ever. She is the best kind of a “Steel Magnolia” – always gracious, always generous, and nobody’s fool!”

Going “above and beyond the call of duty” seems to be what Margie does best and John Sullivan, one of Dorrance’s appreciative customers gave this testimonial about her, “I am forever grateful for all of Margie’s kindness, consideration, perseverance, and help that she extended me in the sale of my home. Without a doubt, it was her expertise and hard work that made my hopes and desires become a reality. Knowing that my home was outside of the general area that she serves and also a great distance from her office made for countless difficulties for her and yet, against all odds, the final closing occurred less than two months after she listed my home.”


When asked about what advice she would give a new agent, she said, “It’s very important to have a positive attitude. You’ve got to make a choice and I always choose to be happy. Why would you choose to be miserable? Things happen, so just put it behind you and move on. In addition, it is important to go with a company like Keller Williams that recognizes that it is the agent who drives the business, not the company. Finally, as a new agent, you must have realistic expectations about compensation. You are going to spend money before you are going to make money and you need to have money put aside. At Keller Williams, we believe in outstanding training and education. Take advantage of all you can! Above all, have a good work ethic, give it 100+ per cent, and be honest!

Throughout her life, Ms. Dorrance has actively volunteered for many organizations in her spare time including her church, her children’s schools, and the Junior League.

Currently, she is serving as Vice Chair and is on the Executive Committee of the Houston Association of Realtors®. She also serves on the Executive Committee and the Board of Directors of the Texas Association of Realtors® and the National Association of Realtors®.

Margie loves working with such dynamic people as Bob Hale, the President and CEO of the Houston Association of Realtors® and says that she learns so much from Bob and the other leaders in the industry. Margie jokes about her “paying job” and her “non-paying job” but she feels that it so important to give back.

The Keller Williams Metropolitan office has adopted an elementary school, J. Will Jones, and Margie has served as a “homeroom mother” on numerous occasions. “We helped with crafts and games at a fall festival and at Christmas, we took cupcakes and toys. It’s not a whole lot, but if everyone does a little bit, it’s amazing!” A lot of children live in shelters and are in need of some tender, loving attention and positive role models. How lucky they are to have Margie…she sure fills the bill!

One of her newer projects is spreading the word to her fellow realtors about The Furniture Bank, adding value to buyers and sellers by helping them get rid of furniture that they no longer need and making it available to those who are in need.

Margie truly appreciates her husband, George “Bubba” Dorrance and feels very fortunate that he lets her do what she loves. “The lucky ones are the ones that can do what they want to do whether it’s work or not. I’m lucky he let’s me make that choice. It can be hard sometimes because my business does interfere on occasion with family time, and it always has, but my husband is very understanding. He is also very secure in who he is and doesn’t feel threatened in any way and is proud of my accomplishments!”

Ms. Dorrance and her husband are so very proud of their three children and two grandchildren. John, the oldest, is married to Pam and they have two boys, Austen and Justen. John is a mortgage broker and Margie is delighted that they get to work together on occasion. Jennifer teaches second grade at a private school in Houston. Jessica, the youngest, just completed a Master’s Degree in Public Affairs at the University of North Carolina at Chapel Hill and is now working there.

Margie has always felt “at home” on a farm as her both of her grandparents had farms in the Midwest so it is no surprise that she spends the small amount of leisure time she has by going to her own farm just an hour’s drive from Houston near Bellville, Texas. Margie and her family plus their extended family and friends gather at the farm to celebrate the holidays or spend pleasant weekends just relaxing there.

The majority of Dorrance’s business is from referrals. She has clients that go back twenty-five to thirty years who are still loyal to her because of her passion for excellence. She has never been concerned about the price range of a house. She’s the first to tell you that, “It’s more about the client than the price. This is a business built upon relationships. You can’t be successful in real estate without buyers and sellers. In some cases, I have dealt with grandmothers, parents, children, and if a young family member needs a small condo, I want to be sure they receive the same quality of service and respect that I give my million dollar buyers and sellers.” She is devoted to her clients and she will do anything for them.


Keller Williams has approximately 2,600 agents in the Houston area and last year, Margie ranked #8 in individual total closed production. One year, she ranked #1. Margie is a top producer and true professional, holding the prestigious CRS designation and consistently delivering solid, factual information to help her customers make good decisions. Though Margie can’t remember who to credit for this quote, it is one of her favorites, “Today’s success isn’t about what you have achieved in the past; it is about your capacity to learn and grow in the future.”

It looks like Margie plans to continue doing what she does, doing it well, and excelling in the things she loves the most.

The 2006 H.A.R. Expo . . . Be There! "Simply the Best!" by Steve Levine

It’s October and that means it’s time for the terrific H.A.R. Expo! Actually, this year the Expo is scheduled for Thursday, November 2nd from 4pm-8pm at the Reliant Center but, our October issue is always the “Expo Issue, so here we are.

As is our tradition at REAL ESTATE EXECUTIVE Magazine, we break from our format of honoring a top producer (nominated by the Publishers Advisory Board) and dedicate our front cover and cover story to our current H.A.R. Chairperson. Following that tradition, we are proud to shine the spotlight on Lorraine Abercrombie, our 2006 H.A.R. Chair and the Projects Manager for Greenwood King Properties. Lorraine is also a member of the Publishers Advisory Board.

Lorraine is a “class act” in every way, bringing the same class, knowledge, personality and charm to her positions at H.A.R. in the last seven years, as she has for the last 16 years at Greenwood King.

As is also our tradition at REAL ESTATE EXECUTIVE, we ask all of the Expo attendees and exhibitors to drop by at the expo and sign their congratulations and thank you messages to Lorraine on a cover poster at our booth. Bob Hale, President and CEO of H.A.R. and I will present Lorraine with that poster at the end of the evening. Congratulations are also in order for Ms. Rita Santamaria and her staff at Champions School of Real Estate on the opening of their newest campus, West Houston. The new campus is located on the intersection of Memorial Drive and Highway 6. As many of you know, most of the REE cover honorees are “alumni” and/or current clients of Champions School of Real Estate. Rita will be dedicating a wall (Champions “Wall of Fame”) in her new campus as well! Rita and I are equally proud of her alumni/clients and our cover honorees who have been honored on this wall!

In closing, try not to miss this month’s column by Ruben Gonzalez. Ruben is a Three-time Olympian and his “Go for the Gold” series of articles have become motivational “must reads” in the magazine! His article this month is entitled, “The Price of Success.”

Ruben’s article talks about how “sometimes you just have to do what you do not want to do to get where you are going”. The article references Rudy Ruettiger, the inspiration behind the movie, “Rudy,” (one of my favorites) and Ruben mentioned to Rudy that he (Ruben) didn’t like the luge all that much. Ruben told Rudy that he competed in the luge because it was his vehicle to the Olympics. Rudy got a kick out of that. Then, he told Ruben; “I never liked football. My dream was to be part of the Notre Dame Tradition and I saw football as a way to do that!”

That’s great advice from two people that I respect and admire very much!

Life is “Simply the Best” for 2006 HAR Chair Lorraine Abercrombie by K. Pica Kahn


Lorraine Abercrombie is simply the best and she carries this theme through her whole life.

As the 2006 Chair of the Houston Association of Realtors®, Abercrombie brings to the position class, caring and creative genius.

Born in New Orleans, she would move to Houston at the age of 8 moving to Virginia for boarding school at the age of 15.

Attending LSU and the American College in London, she would return to Houston where she worked at Neiman Marcus. A fashion merchandising major in college, Abercrombie learned early on that retail wasn’t for her, “I knew I just wasn’t cut out for retail. My father was a contractor and large property owner in the French quarter and did a lot of historical renovations and rentals.”

That was her entry into the world of real estate, and she has combined the two parts of her background-fashion merchandising and real estate into her professional life.

She obtained her license 20 years ago.

She now uses her creativity in both her position as director of marketing for Greenwood King Properties as well as her position as Chair of HAR.

Taking the helm unexpectedly a year early, Abercrombie was up to the task. She didn’t hesitate to jump in and begin her tenure. Believing in her work and in the association, she takes pride in HAR.

“We are so blessed to have a board and staff like no other association of its type in the country. We are the model for real estate boards across the U.S.. The website has won awards, and has one of the largest world-class boards in the country following only Long Island in size. I am honored to be chair for this year.

Abercrombie got involved in HAR seven years ago when HAR.com was considering doing customized websites for local brokers.

“We wanted the Greenwood King website to be updated often, and we wanted a customized site. We were one of the only customized sites in the city of Houston at that time. Our website was designed by our local in-house designer working hand in hand with HAR. Technology brought me into HAR. I wasn’t on the board, but was working closely with the technology department, when they asked me to become more involved. It was quite an honor.”

“HAR Houston is so far ahead of others in staff and members. We own a production studio to shoot stills and video. We have billboards, ads on TV, and in the Chronicle. The real estate industry in being attacked by the community, but HAR is very proactive at showing how much money people save by working with a realtor.

“Most realtors are unaware of how lucky they are to have all the advertising means at their hands. With the web, TV there is so much. In order to have a first-class association you must hire a world-class staff that is exceptional. When it comes to customer service they are on par with the Ritz Carlton. They return you phone calls within a nana second. There is nothing they cannot do, even if they have to work all night. They never say something is impossible.

“I guess you would say they are simply the best which is the theme this year.
When we go to conferences, we have a greater appreciation for what we do. People come from all over the country to see what we have developed and are overwhelmed by our technological advances.”

Although she brings many things to the position at HAR, her technology is one of her strongest qualities. She believes that what the organization has brought to the city is “phenomenal.” And anything she has learned at HAR she has immediately brought into her own company as marketing director of Greenwood King.

By the time she found her way to the HAR board, she was well established in the real estate industry. Working for Greenwood King in Memorial/Tanglewood area for the last 16 years, she takes her experience in marketing to HAR.

“In my position as the head of marketing, I oversee direct mailings, special projects; I do a lot of training and help to improve their branding through HAR technology. We have three locations-the Heights, Kirby and Voss. The Kirby office has 70 agents and the Voss location has 50 agents. Our Heights location with 20 agents is in an Historic home. I love what I do. Every day is different.”

And apparently she is very good at what she does. Julie Greenwood and Linda King, partners in Greenwood King Properties could not agree more. “We are extremely proud of Lorraine for both her leadership position with HAR and additionally for the wonderful contributions that she makes to the community. For the past fifteen years, Lorraine has served an invaluable role with Greenwood King as a manager and head of our marketing department.”

According to Bob Hale/President/CEO Houston Association of Realtors, Lorraine Abercrombie has done an absolutely amazing job as the 2006 Chair of the Houston Association of Realtors®.

“This past year has been one of significant growth for the industry and our Association, as we added more than 3,000 new members in 2006, and Lorraine never wavered in her commitment to making the Association “Simply the Best” for both members and consumers. She is truly the epitome of a graceful, decisive leader, and the 25,000 Realtors in the greater Houston area are fortunate to have benefited from her leadership.”

Others couldn’t agree more. “Lorraine is simply the best, classy, smart and eloquent,” said Robert D. Cook/Robert Cook Properties/2006 HAR Chair-Elect.

Married nine years ago to Memorial builder John Abercrombie, she lives her work and is proud to bring it home. She and her husband talk about work 24 hours a day.

“He is simple divine and he thinks my company is great, very professional.”

The couple doesn’t do everything together however. She doesn’t join him on his hunting and fishing trips. This doesn’t mean that she isn’t as involved as her angler husband. A master scuba diver, she loves to travel. “It energizes me,” she said. “It helps in my quest to be simply the best.”
